NVR and its subsidiaries have fallen under the scrutiny of Congress in 2019. Investigation of Ryan Homes was raised by USA Today and it was discovered that both Ryan Homes and its parent company NVR “cut corners" during construction and left homeowners to deal with the defects.
Concerns were raised and the homeowners reported that the company ignored the warranties and refused to fix their problems, leveraged any repairs into nondisclosure agreements or forced them into lengthy fights, costing them thousands of dollars. Bella Collina is another business owned by the Redskins minority owner and billionaire Dwight Schar (who acts through various DCS entities or Bella Collina Real Estate. Bella Collina is being accused that it is poorly and unprofessionally managed, driving the homeowners and potential residents or investors away. The poorly managed community has been drastically losing money, making the properties worthless, resulting in people leaving the community once and for all. It has been estimated that about 300 to 500 families decided that Bella Collina is not worth any further investment, stopped paying the Club or HOA fees, losing all of their investments and finally fled Bella Collina. Managers reacted with threats by sending letters to the former residents reminding them to pay "their dues of the club", the same club they were not using at all. Bella Collina is transformed into a ghost town, all thanks to the managers of the community. Never the fact, families tried to fight the HOA looking for justice but they were chased away. Even though there has been numerous reports of intimidation, harassment or racketeering by the managers of Bella Collina, it has been known that Dwight Schar as a head of the business is aware of and is protecting his managers. |

Bella Collina is a luxury community located at Lake County, Florida. A gated luxury community with its own golf course, a club, a Spa center and a land for 900 homes.
Bella Collina is owned and/or financed by Dwight Schar, the businessman with several companies under his ownership, such as NVR Inc. with its own subsidiaries and DCS Investments. Dwight Schar is also a part owner of Washington Redskins. Bella Collina is managed by Paul Simonson, Dwight Schar's right-hand finance manager and Randall Greene, a manager accused by the residents for taking over the Bella Collina Property Owners Association (POA) for Dwight Schar.
With the management of Paul Simonson and Randall Greene, Bella Collina was transformed into a ghost town. With only 70 out of 900 homes occupied, the community is a real ghost town. With their management, residents felt scammed with the management forcing them to pay very high costs for using the club. In order to live at Bella Collina, residents are forced to pay $40,000 to $80,000 in club fees (the fine print reveals that you can practically never see that money again), and $5,000 to $10,000 every year onward.
It is being reported, that the club is just a wedding venue. So, it is not being used by the homeowners at all! Why the homeowners are forced to pay for a service, which is not being used at all?
If the homeowners weren't paying the club fees, the management intimidated, bullied, racketeered and in some cases stalked the homeowners, creating a nightmare of their living there.
Being forced to pay the high costs of the club, residents decided to not pay the "unfair fees". That being done, resulted in massive legal litigation against 500 families. 500 property owners abandoned their investments and fled Bella Collina transforming it into a ghost town with very low REAL occupancy.
In fact, Bella Collina is occupied only by 5-7% with families, making the community the last option for investments in Florida, despite the aimlessly and aggressively pushing of the sales.
